Serra and CBRE evaluated multiple locations for a structured parking solution with 500 parking spaces, plus first-floor retail space and infrastructure to support a future high-rise overhead for Dallas County.
Because the site is a parcel in a billion-dollar master plan where the seller retained and intends to develop the remaining parcels, the ultimate solution was a complex transaction that required Serra, at the client’s request, to serve as master developer.
Serra created an innovative Credit Tenant Lease (CTL) financing plan and managed the project from start to finish. It was named “Project of the Year” by the Regional Hispanic Contractors Association.
